Premier Snag now offer Pre-Completion Inspections to ensure a new-build home is compliant with the checklist provided by the New Homes Quality Board (NHQB).

WHAT IS A PRE-COMPLETION INSPECTION?

A Pre-Completion Inspection (PCI) is a relatively new inspection service that can be performed before you get the keys to your property. The scope of this checklist survey is limited to the guidelines provided by the New Homes Quality Board which summarises the (mainly cosmetic) condition of the property before you move in.

Our Pre-Completion survey is a visual inspection of a home's fixtures and fittings to ensure they are of high quality and comply with the NHQB checklist.

In line with the latest guidance this inspection must be carried out by a suitably qualified inspector in order to gain access to the property prior to completion.


LIMITATIONS OF PRE-COMPLETION INSPECTIONS

Please note your property developer must be registered with the NHQB to book pre-completion inspections.

Pre-Completion surveys offer the opportunity to ensure your fixtures and fittings are up to standard before you complete on a property. However, unlike a full snagging survey, specialist equipment to inspect non-visible defects, such as thermal imaging cannot be used on this inspection; nor can issues be raised that relate to your warranty rights and building regulations.

Many customers therefore opt for a full snagging survey shortly after completion or our Platinum combined package which features both a PCI inspection pre-completion and full Snagging Survey post-completion.


PRE-COMPLETION INSPECTIONS - FREQUENTLY ASKED QUESTIONS

  • The New Homes Quality Board was set up in 2021 as a non-profit organisation consisting of representatives from consumer bodies, property developers and contractors with the aim to improve standards and consumer confidence in the housebuilding sector.

  • The NHQB Pre-Completion Inspection Checklist is designed to be carried out between exchange of contracts and completion to ensure your fixtures and fittings are up to standard before you move in.

    If you have already completed on your property purchase you can still book our professional home snagging survey as your house builder will be legally obliged to fix issues raised on new-build homes within 2 years as part of your property’s warranty.

  • In line with the latest guidance the Pre-Completion Inspection must be carried out by a suitably qualified inspector, therefore your house builder is unlikely to allow you access to carry out this inspection yourself.

  • Whilst the PCI does provide an opportunity to visually assess your properties fixtures and fittings prior to completion, there are strict limitations on what can be assessed and reported by our inspectors. 

    We therefore still recommend booking a full snagging inspection to report on both cosmetic issues and any potential non-visible defects, alongside any issues that fall within building regulation tolerances and your new-build property warranty rights.
