Our Pre-Completion Inspection and home snagging packages ensure your new home is finished to the highest standards and meet the level of support that you require.
PLEASE NOTE: When you book an appointment online you will have the option to pay either the full balance online or receive an invoice for payment. When opting to receive an invoice full payment is due before inspection date. An invoice will be sent 3 days prior to appointment or immediately if appointment is booked less than 3 days in advance.
* Winter presents the absolute best conditions to complete a thermal imaging survey due to significant temperature differentials between the interior and exterior of homes. Cold outdoor temperatures provide a sharp contrast to heated indoor temperatures making it easier to identify areas of heat loss within the home.
Aerial drone roof inspections are weather and location permitting. Where we cannot use drone cameras due to adverse weather conditions or local flight restrictions, roof inspections will be carried out visually from the ground.

If you have already had an inspection performed on your property we can book a re-inspection to ensure defects have been corrected to a high standard. We will also ensure no further damage has been caused during the repair process from £249.00.

Whilst home owners can perform their own snagging checks, our professional inspectors are much more likely to spot defects and potential issues than the average home owner. Many issues are not visible to the naked eye and require equipment such as thermal imaging cameras to detect. Your home is the biggest purchase you are likely to make and our professional surveyors allow peace of mind that all areas of your new home are up to the standard that you have paid for, for the years to come.

As soon as you have completed on your property purchase and have the access to the keys is normally the best time to complete a home snagging checklist. You do have two years from your completion date to report any defects (including cosmetic ones) to your housebuilder which they are legally obliged to fix as part of your property’s warranty.
However the longer you leave it after you have moved in to your new home the harder it could become to prove certain issues were present at the time of exchange, and your housebuilder could argue that you have caused the damage when you moved in.

The NHQB Pre-Completion Inspection Checklist is designed to be carried out between exchange of contracts and completion to ensure your fixtures and fittings are up to standard before you move in.

Your Premier Snag home survey will require between 2-4 hours onsite depending on the size of your property and some additional offsite hours to gather our findings and prepare your report. We typically provide your report within 24 hours of your inspection but will aim to accommodate urgent requests if possible.

Typically a structural survey is more likely to be requested by home buyers of older properties rather than new-builds. Our snagging surveys focus on the quality of workmanship and issues covered under building regulations / your properties warranty. Whilst this may highlight potential issues in areas such as roofing, brickwork and tiling, a further specialist structural survey may be required if any major issues are identified.

Whilst the PCI does provide an opportunity to visually assess your properties fixtures and fittings prior to completion, there are strict limitations on what can be assessed and reported by our inspectors.
We therefore still recommend booking a full snagging inspection to report on both cosmetic issues and any potential non-visible defects, alongside any issues that fall within building regulation tolerances and your new-build property warranty rights.
